SITUATION
The Camp Site with the adjoining land is located one or two minutes
walk from the centre of Porlock, a very
picturesque village within the Exmoor National Park.
Porlock has a full range of facilities including café, local
inns, chemist, post office and church and is an ideal base for tourists
wishing to explore and enjoy the Exmoor National Park including the
North Somerset Coast which is approximately 1500 metres from the Camp
Site. Large moorland areas lie within easy reach of Porlock including
Dunkery Beacon and there is easy access to many other scenic and attractive
locations.
Porlock is within easy reach of the M5 at Taunton via the A358 and A39.
DESCRIPTION
The land comprises:
1. A Registered Camp Site with shower and toilet block together with
an overfill area and is shown edged red on the attached plan the whole
amounting to over five acres.
2. A range of buildings and land that would benefit from some restoration
and repair and parking as edged green on the plan
3. Pasture land of approximately 5.85 acres as edged yellow. It should
be noted two small areas of land as coloured blue are excluded from
the sale as those are being sold to adjoining owners and are at the
present time unfenced.

DEVELOPMENT POTENTIAL
The land is subject to the policy of the Local Plan of the Exmoor National
Park under which 'open market' housing is currently precluded, within
the National Park. However, the Camp Site and lands offers the opportunity
to expand the footprint of the existing development and an intensification
of the existing uses subject to the necessary consents being obtained.

LEGAL RIGHTS AND VACANT POSSESSION
The current occupier of the Camp Site has a lease on the Site that has
expired and now occupies the land
on a holdover tenancy. The Accommodation Pastureland to the north will
be sold with vacant possession on completion. Similarly, the car parking
area that forms part of the land edged green has a permanent reservation
for car parking in favour of a third party as coloured brown on the
plan and the remainder of the parking area is let to local residents.
TERMS OF OFFER
1. The Vendors are not bound to accept any offer whether or not it is
the highest bid.
2. Prospective Purchasers will be expected to provide proof of their
financial ability to purchase the land (preferably with the submitted
offer). It is hoped exchange of contracts will take place within 15
working days of acceptance of the successful offer.
3. Bids must be for a fixed sum in sterling and no bid will be accepted
which is referable to another offer.
4. Documents relating to title will be available for inspection at the
offices of the Vendor's solicitors or via
the Agents.
5. The bid is subject to contract only and must not be subject to any
planning approval. Bids should be submitted in a sealed envelope
marked 'The Camp Site, Porlock' and delivered to the offices of Clarke

12 Noon on Friday 23rd March 2007 under reference P/1020/138230.5.
6. A clawback provision will be inserted in the contract for the sale
of 50% of any value released by the gaining of planning permission for
any other use other than for Caravan, Camping and their ancillary uses.
7. Whilst the Vendors would prefer to sell all the lands to one bidder,
should any interested party wish to make a bid for only part of the
land such a bid may be considered. Purchasers should make it clear beyond
doubt if they wish to buy only part when they are completing the tender
form.

DIRECTIONS
On entering Porlock on the A39 from the east (from Minehead) Sparkhayes
Lane will be found on the right hand side after only a short distance
once you have gone past the first village car park. When approaching
from the
North Devon side follow the A39 into the village, following the High
Street past the Church and Sparkhayes
Lane is found after
a short distance on the left hand side. Once in Sparkhayes Lane proceed
for approximately 300 metres and the Camp Site is situated on the left.
